premium bricks, often known as Awwal or first-class bricks. Based on current
market values, the cost of the bricks and rori would be around PKR 1,462,812.
Sand—specifically,
Chenab and Ravi sand—must also be used to lay the foundation of a five-marla home.
In construction, sand is mostly used in concrete compositions. Sand is
extracted from either coastal beaches or riverbeds. Riverbed sand is frequently
gray in hue.
There is a
base layer of gravel or crushed stone on each floor of the house. Builders and
constructors prefer to use Margalla gravel, while Sargodha gravel is also an
option. The required amount of gravel, or Bajri as it is more often known, is
around 1,721 cubic feet. At PKR 146 per cubic foot, there would be a need of
about PKR 251,266.
PKR 1,965,000 is the cost of the
bricks, sand, crush, and bajri.
REBAR, KASSU, AND CEMENT:
Ghassu,
sometimes referred to as kassu, is a special blend of sand and mitti (clay),
mostly used for plot filling or earth filling. The cost of Kassu is
approximately PKR 85,008. Cement is the primary component required for almost
all construction operations. The amount of cement in each bag varies slightly
between all kinds.
For the kind
of house we are talking about, about 605 bags of cement (costing PKR 1,220 a
bag) are required. The overall cost of cement for the grey house structure of a
5 marla house would have been PKR 738,100. A 5 marla home will require roughly
3 tonnes (3,000 kg) of rebar or 60-grade sarya in the meantime. With a pricing
of PKR 260,000 per tonne of Sarya, the total cost of Sarya used would be PKR
780,000.
Cement, Kassu, and Rebar costs total

WIRING & PLUMBING
Any
construction involving gas, water supply, sewage, or drainage systems is
considered plumbing work. It is one of the most technical careers in grey
construction. It serves as a conduit for gas and water to be distributed
throughout the entire house. The projected cost of the home's plumbing is PKR
674,000.
The grey construction also has wires for electricity. Wiring is a skill that
should only be performed by experts. It's advisable to get a qualified expert
who can manage the wiring in the property. Approximately PKR 148,000 are needed
for the wiring.
Plumbing and wiring costs come to PKR
822,000.
UNEXPECTED EXPENSES
Additional
costs include termite and water proofing the house and adding insulation to the
roof.
Since
termites prefer to live in moist, humid environments, managing their
infestation prior to the onset of construction can be highly advantageous.
Approximately PKR 8,500 is needed to stop termite infestation.
Meanwhile,
for a five marla house, roof waterproofing will cost PKR 16,444 and roof
insulation will cost roughly PKR 36,354.
